Predicting the population growth in a neighbourhood

Problem

When we try to estimate the future population of a neighbourhood - to do a market research or for urban planning - official statistics can lack accuracy.

Question

What sources would you consider best to start with? I'd intuitively search first for urban projects web pages and building permits data - with details on the number of units to be built for example.

Any other ideas - or unintuitive tips?
